How much does roof replacement cost?

Roof, like every other part of the house, gets old and shabby. After some time it may occur to you, that it needs to be replaced. It’s a major investment and costs a significant amount of money. However there are some factors, that decide on the final price of the roof replacement. Of course, not every roof costs the same and not every roofer charges the same price for the same service. Since we have established that, roofing contractors will price their service on average between $3.50 and $5.00 per square foot or between $350 and $500 per square of architectural shingles installed. A square is equal to 100 square feet of roof surface. It says really nothing to a newbie, so for your information: an average roof size is about 2,000 square feet.  The above price range normally include sthe removal and disposal of up to two layers of old shingles and installation of new underlayment. It should also include permit expenses.

Factors that determine the costs of roof replacement

There are other factors that play a role in the final costs of roof replacement. It’s of course pitch – as steep roofs take more time to cover with shingles. It’s also type of application or number of layers of shingles.. To sum up – the more complex the installation is, the higher the final costs will be. For example, if you have a lot of skylights, chimneys, plumbing pipes or other adornments, the installation will be harder for the contractor and therefore more expensive. Keep that in mind when planning a budget. The most obvious aspect, is the choice of shingles. Depending on the brand, their prices can vary a lot. Also, there is a big difference in quoted roof prices depending on region you are living in. Needless to say, getting a roof replacement is expensive. But it’s a investment for years and worth its money.
